What are the signs that I might need a new roof? There are usually obvious signs that your roof is in need of replacement. Common issues include missing or curling shingles, leaks, water stains, animals living in the attic, missing or damaged flashing, and stains on the ceiling or walls.
How can I tell whether my roof needs to be repaired or replaced? Damage that is confined to a smaller area can generally be repaired. The more widespread the damage, the better off you are replacing the entire roof. If the damage spreads to 30% or more of your roof, if repairs have already been made several times, and if your roof is more than 15 years old, it’s time to consider a new roof.
What is the average lifespan of a roof? How long a roof lasts depends on a number of factors including its materials, ventilation, and installation. Asphalt shingles, for instance, won’t last as long as copper shingles. Generally speaking, a well-constructed roof will last 30-40 years.
What should I do if I suspect my roof is leaking? A leaking roof could be the result of something innocuous like a few missing shingles or it might indicate a more serious problem. What is the cost of a new roof? No two roofs are the same, so the exact cost varies. Our inspectors will take into consideration the size, style, and shape of your roof; materials used; and features such as chimneys, skylights, and vents. Roofs are measured in 100-square-foot sections called “A squares” and priced per square.
How long does a typical roof installation take? In most cases, a residential roof can be replaced in one to three days. The actual time depends on a variety of factors including the size of the home, complexity of the roof, weather conditions, and accessibility of the home. Commercial roofs can be quite complex and might take anywhere from a few days up to five weeks.
What are the steps involved in a roof replacement? The McGarry’s team will set up the work area, remove your old shingles and underlayment, make any necessary repairs, place the underlayment, install new shingles and flashing, and cap the ridge. We’ll do a thorough clean up afterward, hauling away all the old roofing materials and sprucing up the work area.
